Commercial real-estate markets move through public paperwork. Court filings, building permits, planning agendas, and legal notices tell you which buildings are about to change hands, change use, or change value. But the signal is scattered across county systems that no working broker has time to read every day.

Most market intelligence products answer this with volume: more listings, more alerts, more noise. A broker doesn't need more to read. They need to know which few items matter to their territory, and how much to trust each one.

Reliability and probability, scored separately

The Spartina Signal reads reliable, auditable public sources on a schedule, filters them against a digital “fingerprint” of each client's territory and asset classes, and delivers a short, personal briefing of the items worth a broker's attention.

Every claim in a dispatch carries two separate readings. Reliability answers “how solid is the sourcing?”, shown as a color-coded signal: verified across independent sources, verify first, or unconfirmed. Probability answers a different question, “how likely is the outcome?”, and is reported separately, so a well-sourced long shot never masquerades as a sure thing.

The Spartina Signal is live at signal.spartina.ai and in pilot with commercial brokers. The edition published there is a specimen, written for a fictional broker so the format can be judged without exposing a real client's territory. Its design system was strong enough that this site's own palette was extracted from it.
